My Sellers are always asking for advice on how to increase their home’s resale value, so I usually say, “Put your money where your mouth is…literally.”  The Kitchen is probably the most important space (with Master Bath following close behind) to focus your renovation dollars on.  Most buyers want a move in ready home and they can be quite picky with their demands!  Whatever price range, there are ways to update and create a whole new space without pushing yourself over the neighborhood price point.

As a real estate professional, I can honestly say I’ve witnessed a fair share of bad renovations which makes one appreciate those builders who actually take pride in creating a fine finished product.  This home in Sandy Springs, Georgia by Maselli Building Group, LLC is a prime example of a total head to toe renovation project.  For the sake of this article, I am merely focusing on what makes this kitchen appealing to buyers.

When one considers the endless styles and quality in the realm of home renovations, things can be rather intimidating.  In addition to picking what style of cabinetry you want, there’s umpteen other issues to worry about and its easy to find yourself sleep deprived from the stress.  Here are some tips to guide you through the process…

If you plan on hiring a builder, its a good idea to ask to see some of his other projects.

Happy past clients usually don’t mind giving a tour.

Know your budget and choose products accordingly.

Consult with a local real estate professional(s) so you don’t over spend the neighborhood.

**This is true if you live in a track home subdivision more so than older neighborhoods where custom homes seem to have a broader spectrum of comps.**

Remove one or more walls to create a more open floor plan.

Be sure to consider new windows to take full advantage of natural lighting and lush landscapes.

Having a great space to entertain and enjoy daily meal prep is a must. Basically what I’m telling you is maybe its time for an upgrade…and if you put the money into the Kitchen, your home’s value can drastically improve!
